Murray Birrell was appointed to act as Adjoining Owner’s Surveyor in relation to the proposed works next door consisting of the demolition of an existing building and the construction of a new house with three storey basement.

The Adjoining Owner had only recently completed a full refurbishment of his property and was ready to market it for sale.  Timing was not therefore good and, despite an engineered design for detailed temporary support, minor damage did occur to the party wall which had to be made good quickly in order to minimise the effect on viewings.  Security for expenses had been sought by the Adjoining Owner and S.11(11) costs were negotiated in the early phase of discussion.  An example of the major effect of a substantial excavation on a modest adjacent mews house in Central London.
