Landlord’s Representative at a Retail Fitout in Oxford Street
Murray Birrell were once again commissioned by one of its Landed Estate Clients to act as the Landlord’s representative.
The role in question required us to ensure the fast-track works carried out by the retail Tenant at their new global flagship sports store were completed in accordance with the terms of the Landlord’s consent documentation.
The premises in the entirety comprise both retail and commercial use, with the retail element extending to some 27,000 sq. ft. and is located on arguably the ‘world’s most famous high street’. The works to the store were a long time in the planning stage and follow on from a successful ‘shell and core’ development at the property carried out by the Landlord.
next projectOur role extended to the coordination of technical input from the Landlords retained consultants who were originally involved in the ‘shell and core’ works. The primary aim being to ensure the Tenant`s proposals did not have any impact on the Landlord’s commercial demise across all of the floors above the retail store.
This was achieved through our careful management of the technical review of the Tenant’s proposals by the original ‘base build’ Architects, Structural and Mechanical and Electrical engineers, as well as ongoing inspection of the works to monitor all aspects of compliance with the Landlord’s requirements.
The works were completed on time in the Autumn, in advance of peak trading in the run up to the festive season.
