When undertaking dilapidations surveys we can act for either Landlord or Tenant. We are very experienced in reading and understanding leases, licences to alter and other legal documents in relation to this area of business. We also work with solicitors to service a Schedule of Dilapidations and negotiate costs of repair or reinstatement or, alternatively, monitor works to ensure compliance. Where acting for the Tenant, we are familiar with the process and legal obligations of the Tenant to assist with reaching a realistic agreement on costs or works.
Acting for the Landlord:
- Examine the lease documents to establish the nature and detail of repairing covenants and their likely consequences upon the parties to the lease
- Prepare a schedule of dilapidations under the terms of the lease and negotiate and agree with the lessee the cost of carrying out the work
- Examine documents submitted by a lessee and prepare recommendations for the Client’s approval
- Inspect any dilapidations works carried out by a lessee and prepare recommendations for the Client’s approval
Acting for the Tenant:
- Prepare a schedule of condition for attachment to a lease
- Act on behalf of a lessee in connection with a schedule of dilapidations served and agree the cost of the work to be undertaken; alternatively, arrange for the work to be carried out
