Schedule of Dilapidations, Whatman House Office Space, Maidstone
In this particular Schedule of Dilapidations project, Murray Birrell represented the property’s landlord, the housing association Golding Homes. Golding Homes engaged Murray Birrell RICS to conduct a Schedule of Dilapidations prior to an office lease ending, and negotiate a settlement with the tenant upon termination of the lease on office space in Whatman House, Maidstone, Kent.
Whatman House is located on the 20/20 Business Park, just north west of Maidstone in Kent. Situated approximately one mile from Junction 5 of the M20, there is excellent access to the M25 and the wider national motorway network.

The property also benefits from proximity to Barming railway station, located roughly 1.5 miles to the south west, which offers a frequent and direct service into London Victoria.
The building itself offers three floors of high quality office space, providing a headquarter style opportunity for occupiers. The building includes an entrance atrium and reception as well as canteen facilities which are open to visitors. There is also excellent parking at the front of the property.
Murray Birrell Chartered Building Surveyors inspected the property in question and studied the Terms of Lease to identify the repairing covenants. A Schedule of Dilapidations was produced relating to necessary works, following which we negotiated with the Tenant’s advisers and agreed a payment in lieu of the works being completed.
There are other Schedule of Dilapidations projects where we were instructed by the Tenant.
